A fixed and floating charge over all assets.

By way of legal mortgage, each property specified in schedule 2 of the debenture. By way of fixed charge: all properties acquired by that company in the future; all present and future interests of that company not effectively mortgaged or charged under the preceding provisions of clause 3 of the debenture in, or over, freehold or leasehold property; all present and future rights, licences, guarantees, rents, deposits, contracts, covenants and warranties relating to each property; and all the intellectual property.
