The chargor charges:. (A) by way of first legal mortgage, each property (save for the site (as defined in the charge instrument)), being all present and future freehold and leasehold property or immovable property of the chargor situate in england and wales and any property related rights (as defined in the charge instrument), now belonging to the chargor; and. (B) by way of fixed charge (to the extent such assets are not the subject of an effective mortgage under the charge instrument), all property (save for the site) now or hereafter belonging to the chargor and all its intellectual property, being any patents, trade marks, service marks, designs, business names, copyrights, design rights, moral rights, inventions, confidential information, know-how and other intellectual property rights and interests, whether registered or unregistered, and the benefit of all applications and rights to use such assets of the chargor.
