The chargor charges, by way of first fixed charge, all rights, privileges, powers or immunities, or any interest or remedy, of any kind, whether it is personal or proprietary (rights) which it now has and all of the rights which it obtains at any time in the future in:. (I) a lease dated 8 november 2013 (as varied by a deed of variation also dated 8 november 2013) pursuant to which the company is lessee under a 21 year occupational lease with respect to the land on which the nova scotia farm solar park is located;. (Ii) land (as defined in the deed), other than that charged, pursuant to the deed, by way of first legal mortgage; and. (Iii) intellectual property (as defined in the deed),. And in any rights accruing to, derived from or otherwise connected with them (including insurances and proceeds of disposal (as defined in the deed)).
